How is the rent collected?

Rent is due on the first day of every month and late after the 4th. We offer a payment system that allows tenants to pay their rent online for free.

The length of the lease is 12 months unless otherwise specified by you, the property owner.

We manage a variety of residential properties, single family homes, condos, and apt complexes.

You can conveniently access your income and expense statements as well as other owner reports through our online portal at any time.

We will keep the security deposit in our CA regulated trust account that is audited by the Dept. of Real Estate.

Of course! We manage your property with your directions in mind. Repairs over $500 are required to have approval unless it is an emergency situation.

Our goal is always to place the most suitable tenant in your property as soon as possible. We do have a 30 day rent guarantee where you don’t pay the 1st month of management fees if we do not rent the property in time.

Our properties are 100% smoke free.

It is at your discretion whether we allow pets in your property. Properties that allow pets do tend to rent quicker and allow for higher rent. We include complete Pet Screening on all pets.

Our thorough screening process allows us to filter for the highest-quality applicants available. Our process includes background checks, employment verification, rental verification, as well as credit history checks.

After the tenant’s application has been accepted, they need to sign their lease and pay the security deposit, provide proof of income and also the account numbers showing utilities have been transferred into their names.

All emergency calls go through our 24/7 hotline and will be addressed immediately by our team.

The lease agreement will clearly stipulate any penalties and processes that will be put in place should the tenant fail or delay to pay rent. We impose a late fee and issue notices to ensure that the payment is made. If the tenant still fails to make their payment, we will start the eviction process with your direction.

We will conduct drive-by inspections of your rental property. We have move-in and move out inspections with detailed information. In addition, our maintenance contractors work with us to keep a close eye on your property condition. If they notice anything concerning, they will contact our team and we follow up with the tenants immediately.

We conduct a thorough move-out inspection when the tenant vacates to assess the property condition. If we determine that there is little to no damage to your property, we begin the turnover process. This process includes any minor repairs needed, rekeying for new tenants, carpet cleaning, and property cleaning. Most turnover charges go back to the Tenants unless determined to be basic wear-and-tear or pre-existing.

We require the tenant to pay a one-month security deposit minimum. Occasionally we will charge up to 2x months rent which is the maximum allowed in CA.

We will start taking care of your property within 24 hours if that is what is needed.
